Operamos com locação direta, por meio de parcerias com relocations globais e empresas da região da Faria Lima, e também anunciamos em grandes plataformas como Airbnb e Booking.com. Trabalhamos com um mix equilibrado de originação para ampliar a exposição do imóvel e reduzir a dependência de um único canal.

Six Design — structuring and preparing the property

Além da gestão, a Six conta com o Six Design, nossa frente dedicada à preparação, curadoria e reforma de imóveis.

Atuamos desde ajustes pontuais até reformas completas, sempre com foco em funcionalidade, durabilidade e design com a cara do cliente Six.

Management fee

Nossa remuneração é baseada em um percentual da receita de locação, alinhando nossos interesses aos do proprietário. Não cobramos valor fixo mensal nem mínimo garantido. A Six é remunerada exclusivamente quando o imóvel está gerando receita.

A taxa de gestão é definida no início do contrato. Para operações de short e mid stay, a taxa é de 20%. Para long stay, a taxa é de 10%. Em alguns casos, essa taxa pode variar de acordo com o valor da diária praticada.

There is an onboarding fee, which covers deep cleaning of the property and the production of professional photos. The photos are the property of the property owner, who will have access to them and may use them freely for other purposes, if desired.

How it works:

01 — Evaluation & Curation
We analyze the property's potential and determine if it meets Six's profile, considering location, building standard, floor plan, natural light, and design potential. We then assess whether it makes sense to include it in our portfolio.

02 — Preparation / Six Design
We define the delivery standard and, when necessary, conduct adjustments, curation and/or renovation through Six Design, in addition to the operational structuring of the property.

03 — Photos, advertising & distribution
We produce professional photos, create the listing, and position the property on the appropriate channels, including direct rentals, corporate partnerships, and platforms such as Airbnb and Booking.com.

04 — Complete operation & monitoring
Six takes care of the day-to-day operation: reservations, customer service, check-in and check-out, cleaning, restocking, and maintenance. You can track the results transparently on a monthly basis, through clear reports and alignment whenever relevant decisions arise.
