Six has been operating in the flexible rental market since 2019, when this model was still in its initial phase in Brazil. Our DNA has always been to serve corporate clients, expatriates, and professionals on the move, through careful curation of properties and a consistent operation from start to finish.
With the strong demand of recent years, the guest profile has expanded. Today we serve different types of clients, maintaining the same standard of care, organization, and operational consistency — always focused on maximizing the income of the owner-investor.
We operate with direct rentals, through partnerships with global relocation agencies and companies in the Faria Lima region, and we also advertise on major platforms such as Airbnb and Booking.com. We work with a balanced mix of origination to increase property exposure and reduce dependence on a single channel.
The entire operation is supported by a robust management system, with well-defined processes, quality control, and continuous monitoring. We handle listings, reservations, guest communication, check-in and check-out, professional cleaning, preventive and corrective maintenance, restocking, and reporting.
Six Design — structuring and preparing the property
In addition to property management, Six has Six Design, our division dedicated to preparing, curating, and renovating properties. We handle everything from minor adjustments to complete renovations, always focusing on functionality, durability, and design that reflects the Six client's personality.
Each decision is based on the practical experience of those who operate properties daily, balancing aesthetics, operational efficiency, and performance in flexible rentals.
Management fee
Our compensation is based on a percentage of rental income, aligning our interests with those of the owner.
We do not charge a fixed monthly fee or a guaranteed minimum. Six is compensated exclusively when the property is generating income.
The management fee is defined at the beginning of the contract. For short and mid-stay operations, the fee is 20%. For long stays, the fee is 10%. In some cases, this fee may vary depending on the daily rate charged.
There is an onboarding fee, which covers deep cleaning of the property and the production of professional photos. The photos are the property of the property owner, who will have access to them and may use them freely for other purposes, if desired.
How it works:
01 — Evaluation & Curation
We analyze the property's potential and determine if it meets Six's profile, considering location, building standard, floor plan, natural light, and design potential. We then assess whether it makes sense to include it in our portfolio.
02 — Preparation / Six Design
We define the delivery standard and, when necessary, conduct adjustments, curation and/or renovation through Six Design, in addition to the operational structuring of the property.
03 — Photos, advertising & distribution
We produce professional photos, create the listing, and position the property on the appropriate channels, including direct rentals, corporate partnerships, and platforms such as Airbnb and Booking.com.
04 — Complete operation & monitoring
Six takes care of the day-to-day operations: reservations, customer service, check-in and check-out, cleaning, restocking, and maintenance.
You can track the results monthly with transparency, through clear reports and alignment whenever relevant decisions arise.
