We operate through direct leasing, leveraging partnerships with global relocation companies and businesses located in the Faria Lima region. We also advertise on major platforms such as Airbnb and Booking.com.\n\nWe maintain a balanced sourcing mix to maximize property exposure and reduce dependence on any single acquisition channel.

\nThe entire operation is supported by a robust management system, with well-defined processes, quality control, and continuous monitoring.

\nWe handle listings, reservations, guest communication, check-ins and check-outs, professional cleaning, preventive and corrective maintenance, inventory replenishment, and reporting.<\/h3>\t\t\t\t<\/div>\n\t\t\t\t

Six Design \u2014 structuring and preparing the property <\/b>

\nIn addition to property management, Six also operates Six Design, our division dedicated to property preparation, design curation, and renovations.

We handle everything from minor upgrades to full-scale renovations, always focusing on functionality, durability, and a design aesthetic tailored to the Six client profile.

\nEach decision is based on the practical experience of those who operate properties daily, balancing aesthetics, operational efficiency, and performance in flexible rentals.<\/h3>\t\t\t\t<\/div>\n\t\t\t\t

Management fee <\/b>

\nOur compensation is based on a percentage of rental revenue, ensuring our interests remain fully aligned with those of the property owner.\n\nWe do not charge a fixed monthly fee or require a minimum guaranteed payment. Six is compensated exclusively when the property generates revenue.

\nThe management fee is established at the beginning of the agreement. For short- and mid-stay operations, the fee is 20% of rental revenue. For long-stay rentals, the fee is 10%.\n\nIn certain cases, the fee may vary depending on the property's average daily rate (ADR).

\nThere is an onboarding fee, which covers deep cleaning of the property and the production of professional photos. The photos are the property of the property owner, who will have access to them and may use them freely for other purposes, if desired.<\/h3>\t\t\t\t<\/div>\n\t\t\t\t

How it works:<\/b>

\n01 \u2014 Evaluation & Curation
\nWe analyze the property's potential and determine if it meets Six's profile, considering location, building standard, floor plan, natural light, and design potential. We then assess whether it makes sense to include it in our portfolio.

\n02 \u2014 Preparation \/ Six Design
\nWe define the delivery standard and, when necessary, conduct adjustments, curation and\/or renovation through Six Design, in addition to the operational structuring of the property.

\n03 \u2014 Photos, advertising & distribution
\nWe produce professional photos, create the listing, and position the property on the appropriate channels, including direct rentals, corporate partnerships, and platforms such as Airbnb and Booking.com.

\n04 \u2014 Complete operation & monitoring
\nSix takes care of the day-to-day operation: reservations, customer service, check-in and check-out, cleaning, restocking, and maintenance.\nYou can track the results transparently on a monthly basis, through clear reports and alignment whenever relevant decisions arise.
